Whenever I see an article title of ‘Top 5’ or ‘Top 10’ my immediate first question goes to what the ranking factor is.  Sometimes it’s the ‘coolest’ locations, sometimes it’s the most number of sales or highest capital growth, or it may be affordability or the lowest rental yields.  

Well this list will surprise you.  Whenever we see lists of the best unit locations they tend to be more focused on the inner city, hip/cool areas without much attention on performance.  

Here are the top 10 locations based on the average 10 year capital growth.  We’ve filtered out locations outside of the Brisbane City Council area, those where the median unit price was greater than $1m and those areas where units made up less than 1% of the dwelling type.

When purchasing apartments, a few of my must have criteria are:

  • Minimum 2 bedrooms
  • 2 bathrooms
  • Car accomodation
  • Outdoor space – Balcony or courtyard

Grange

Grange is quite an affluent area in the North side of Brisbane, approximately 5km from the Brisbane CBD. There are a few larger townhouse complexes here that provide quite affordable living in a sort after area as well as some newer boutique apartment complexes:

Greenslopes 

Greenslopes is an inner Southside suburb, approximately 5km from the Brisbane CBD.  Very convenient for access to the city and close to some of the major Brisbane hospitals, it’s a popular location for young professionals and offers some very affordable units for inner suburban living.

Wynnum 

Wynnum is a bayside location to the East of Brisbane, approximately 12km from the Brisbane CBD and on the train line.

New Farm 

Although sitting tenth on the list, I have to say, New Farm is probably my personal favourite.  It’s got everything in terms of transport, proximity and lifestyle factors and is a great place to live, at just 1.7km from the Brisbane CBD.  Cafes, bars, restaurants, cinemas, theatres and the Brisbane River.  You can easily spend upwards of $3m on a waterside apartment here, but I’ve kept our example here to under $800k.
